FRONT NINE LANE Kiawah Island, SC

Toma Farren partnered with Lake Flato to develop three house concepts for Front Nine Lane, a new speculative residential development along the first fairway of Kiawah Island’s Ocean Course.
Situated between the natural wetlands and the front nine of the championship course, the development presented an opportunity to create homes that connect residents not only to the golf course and Atlantic Ocean, but also to the distinctive ecology and vernacular of the Lowcountry.
Resilience and durability were central to the design approach. By elevating the primary living spaces above the floodline and organizing the homes vertically, each scheme captures views through the surrounding tree canopy toward the course beyond. Traditional materials, including tabby stucco and natural wood siding, reinforce a sense of place while establishing a lasting connection to the region’s natural environment and architectural heritage.
Each home is organized around a courtyard, with shared amenity spaces that encourage gathering and foster a sense of community. Whether centered on a fire pit or a pool, these outdoor spaces create opportunities for neighbors to connect while embracing the landscape. Though each of the three concepts explores a distinct plan configuration, all incorporate elevated outdoor living spaces that blur the boundary between interior and exterior. Nestled within the tree canopy, these spaces extend the homes into the surrounding landscape while framing views of the Ocean Course and the Atlantic beyond.
